After several requests from homeowners, ESPM has created a rental support division. This is a percent based fee program designed to manage and maintain homeowner rented properties and provide a great vacation experience for the renter. Services provided to the homeowner:

  • Provide Weekly house inspections ( 4 inspections per month)
  • House thoroughly inspected covering all areas on inspection report
  • Ex: air filters changed, light bulbs replaced
  • Ex: inspect water heaters, check plumbing fixtures
  • Completed inspection report provided to homeowner monthly
  • Provide necessary services to maintain your property at a competitive market rate. One company to handle all of your property’s needs.
  • Ex: landscape maintenance
  • EX: pool maintenance
  • Ex: pest control
  • Ex: HVAC maintenance
  • Schedule Arrival and Departure Cleanings which will be billed to the homeowner at a predetermined rate
  • If renters request additional cleaning services, such as daily trash and tidy, we will provide and schedule through our concierge service at renters expense.
  • Check-in your renters
    • Personally meet the renters at the rental property to give them the keys
    • Discuss with the renters the homeowner requests specific to the house
      • Ex: please take luggage into house via elevator, not front entry.
      • Ex: please use outside rinse off shower before entering house when coming from the beach.
    • Give the renters a brief tour of the property noting instructions on certain equipment/appliances.
      • Ex: how to turn on the Jacuzzi tub
      • Ex: how to work the Audio visual equipment
    • Provide your renters with a book of important phone numbers & local information
      • Emergency phone numbers
      • Local map of the island
      • Location of medical centers, grocery store, pizza delivery, etc.
  • Provide a concierge service to your renters prior to and throughout their entire stay
    • Assist renters in making arrangements for certain activities/services
      • Book tee times
      • Make reservations for dinner
      • Drop off groceries prior to stay
      • Arrange for bicycle rentals
  • Provide materials to renter explaining concierge service
  • All scheduled activities to be paid for by renter
  • The main goal of the concierge program is to make your property more attractive on the rental market by providing a custom vacation and in turn repeat rentals.
  • Our staff will be available to your renters as a point of contact during their stay should there be a problem with the house. If a problem should arise, we will coordinate and meet our trusted subcontractors at the property to take care of any problem in a sufficient amount of time as to not disturb the renter’s vacation.
    • Ex: Air conditioning not cooling house
    • Ex: lost key to the house
    • Ex: pool equipment not working
  • Check-out your renters
  • At conclusion of stay, meet renters to return keys
  • Walk through house noting any damages/missing items occurring during stay
  • Note condition of the house & type of renter for homeowner personal rental history
  • Lock up and arm house

Costs of Rental Program:

  • Our Fee: 10%-20% of the on-line advertised rental
  • Cleaning costs to be agreed upon prior to signed contract
  • Costs of additional services provided through the property management division
  • Cost plus of any materials purchased for home
  • Ex: light bulbs, air filters, etc.
  • A consolidated bill will be sent monthly
    • Ex: Bill
    • House Rental: 8.01.07-8.08.07 @$3000.00/wk @ 15% fee = $450.00
    • Arrival Clean 07.31.07 = $xxx.xx
    • Departure Clean 08.09.07w/linens = $xxx.xx
    • Monthly Pool Maintenance = $xxx.xx
    • Monthly Landscape Maintenance = $xxx.xx
    • Monthly Pest Control = $xxx.xx
  • The cost of each above service varies based on the property. A personalized property management package can be put together based on your specific needs.
  • If the property is not rented during the month, the homeowner will be charged a monthly inspection fee based on the property type. The fee will be determined at the inception of the contract, generally ranging between $125.00-$350.00 per month

All of the services provided by ESPM in the Rental Support Program are designed to create a great stay for each renter. Between creating a memorable experience for the renter and denoting the renter(s) who may not be suitable for the property, we feel we can help each client create a strong rental portfolio at a fraction of full rental program costs.
